Important disclosures
- Reverse mortgages are available to homeowners 62 and older. The home must be the borrower's primary residence.
- Borrowers must continue to pay property taxes, homeowners insurance, HOA dues, and maintain the home. Failure to do so may cause the loan to become due and payable.
- Interest and fees are added to the loan balance over time, so the balance grows and home equity declines.
- HUD-approved counseling is required before applying for a Home Equity Conversion Mortgage (HECM).
- Calculator results and figures on this site are estimates for educational purposes only and are not a commitment to lend. All loans are subject to credit approval, property eligibility, and program guidelines.
- This material has not been reviewed, approved, or issued by HUD, FHA, or any government agency.
