Reverse Mortgage in Patterson, CA
From Patterson and the West Side, we help homeowners 62 and older understand how a reverse mortgage works before they decide anything, by phone, by video, or at the kitchen table.
What is a reverse mortgage?
A reverse mortgage (HECM) lets Patterson homeowners 62 and older turn part of their home equity into cash without selling or making a required monthly mortgage payment. Property taxes, insurance and upkeep still apply. You keep ownership, and the loan is repaid when you sell or move out for good.
How Patterson homeowners use it
- Pay off an existing mortgage and end monthly mortgage payments
- Add steady monthly income to Social Security or a pension
- Keep a line of credit that can grow over time for future needs

Who qualifies for a reverse mortgage in Patterson?
You must be 62 or older, live in the home as your main residence, have enough equity, and keep paying property taxes, homeowners insurance, and upkeep. You also complete a session with a HUD-approved counselor.
How much can I get from a reverse mortgage in Patterson?
It depends on the youngest borrower's age, your home's value (up to the 2026 FHA limit of $1,249,125), and current interest rates. Our free calculator gives an estimate with no personal information required.
Do I still own my home?
Yes. You keep the title. The loan is repaid when the last borrower sells, moves out for good, or passes away. Non-recourse loan: when the loan is repaid, you or your heirs won't owe more than the home's value at that time. Heirs who keep the home pay the loan balance or 95% of the appraised value, whichever is less. You still pay property taxes, insurance and upkeep, and live in the home.
Do I have to make monthly payments?
No monthly mortgage payment is required. You still pay property taxes, homeowners insurance, and keep up the home.
